Three Special Campaigns for Summer 2026
We are offering three special campaigns for anyone planning a new start in summer 2026.
All three campaigns are available only to residents staying for at least six months.
For campaign purposes, six months means 183 days for which the regular rent is charged.
[Early Move-In Campaign] Enjoy a Rent Discount Throughout Your Stay
If you complete your move within 30 days of your viewing,
your rent will be discounted throughout your stay!
If you join one of our monthly tour, social meet-up, and trial stay events, the move-in period is extended to 60 days.
- ¥2,000 off per month for rooms with rent of ¥50,000 or more
- ¥1,000 off per month for rooms with rent from ¥40,000 to under ¥50,000
[Quick Decision Campaign] Receive ¥10,000
- Confirm your decision to move in on the day of your viewing or by the following day
- Complete payment of the holding deposit within five days of your viewing
If you meet both conditions above, you will receive

[Referral Campaign] ¥10,000 Each for the Referrer and New Resident!

Trial Stays Available — Full Cashback Offer♪
◆ Fee: ¥3,500 per night
We will deduct the full cost of up to three trial-stay nights (up to ¥10,500) from your initial move-in fees.
This cashback offer is available to residents staying for at least six months.
* Your trial stay can be arranged either on the day of your viewing or on a later date.
* Bedding is provided.
Initial Costs, Monthly Expenses & Fire Insurance
Initial cost = prorated rent and monthly fees (rent + ¥10,000) + ¥10,000 administration fee + ¥20,000 deposit＋fire insurance
- Utilities + internet: ¥10,000 per month
・Utilities: ¥8,000 per month
・Internet: ¥2,000 per month
Utilities are settled according to actual usage. The annual calculation closes each May; we will notify you around August and reflect the settlement in the following month’s rent. - The ¥20,000 deposit will be refunded in full when you move out. If there is damage or staining that cannot be repaired through fire insurance, the repair cost will be deducted and the remaining balance refunded.
- Fire insurance: approximately ¥9,000–¥11,000 per year. You will sign the policy directly with the insurance agency.
Example for a room with monthly rent of ¥45,000 (including fire insurance):
・Moving in on the 1st: ¥95,000
・Moving in on the 15th: ¥67,500
If you do not have a guarantor, a security deposit and key money will be required.

Additional Costs for Stays of Less Than Three Months
- Administration fee: ¥10,000
- Deposit: ¥20,000
Refunded in full when you move out. If there is damage or staining that cannot be repaired through fire insurance, the repair cost will be deducted and the remaining balance refunded. - Fire insurance: ¥1,500 per month
■ Stays of One Month or More but Less Than Three Months
・Utilities:
May–June and October–November: ¥300/day (¥9,000/month)
March–April, July–September, and December: ¥400/day (¥12,000/month)
January–February: ¥500/day (¥15,000/month)
・Internet: ¥70/day (approximately ¥2,000/month)
■ Stays of Two Weeks or More but Less Than One Month
・Common service fee: ¥500/night
・Internet: ¥70/day
(For stays under three months, utilities are excluded from the annual actual-cost settlement and are calculated at the fixed rates above when you move out.)
Guesthouse-Style Stays — Limited to Friends of Friends
WARAI does not operate as a public guesthouse.
Please see the eligibility requirements below.
All stays are subject to room availability.
[Staying in a Room at a Share House]- ¥3,500 per night
If more than one person stays in the same room,
add ¥3,500 per night for each additional guest.
- ¥7,000 per night
Up to two guests; add ¥3,500 per night for each guest from the third person onward.
For stays of four nights or longer, from the fourth night onward: ¥6,500 (¥500 discount)
Guesthouse-style stays are available to:
- People considering a medium- or long-term stay of at least one month at a WARAI share house
- Friends, or friends of friends (we will confirm the person who introduced you)
We can be flexible depending on room availability and other circumstances, so please feel free to ask.
Moving In with Family, a Partner, or Friends — Additional ¥11,000 per Person
Whether more than one person can share a room
depends on availability and consultation with the residents already living in the house.
For each additional resident:
- Rent: +¥5,000
- Internet: +¥2,000
- Utilities: an additional half-person’s share
These charges will be added.

Moving In with a Pet — Please Consult Us; Additional ¥1,000–¥3,000
Because pets may create noise or odors, damage a room, or affect housemates with allergies,
after consultation, pets may be permitted on a case-by-case basis.
- Small pets that fit in one hand (squirrels, hamsters, small birds, etc.): +¥1,000/month
- Pets held in your arms (small dogs, cats, rabbits, etc.): +¥3,000/month
- Additional pet deposit: ¥30,000
is required.
- Odor removal: approximately ¥10,000–¥150,000
- Scratches or stains on floors or walls: approximately ¥30,000–¥400,000
You may be asked to pay the actual cleaning or repair cost after moving out.
If the room is kept clean and no work is needed, your deposit will be refunded in full and there will be no additional charge.
