4 Major Campaigns for Winter 2024

We are offering 4 major campaigns for your new life starting from winter 2024.
All 4 campaigns are limited to those who have been living in the apartment for more than 6 months.
*Six months is defined as 183 days of residence for which the normal rent is charged.

[Early Move-in Campaign] If you move in within 30 days of your visit, you will receive a discount on rent for a long time!

• For those who have confirmed to move in on the day of the visit or by the next day.
• In addition, the deposit must be paid within 5 days of the visit.

Initial cost, monthly expenses, and fire insurance

Initial cost = (rent + 10,000 yen) pro-rated daily + deposit 30,000 yen + fire insurance

• Utilities + Internet fee: 10,000 yen
  – Utilities: 8,000 yen/month
  – Net expense: 2,000 yen/month
  Utility charges will be settled at the actual cost at least once a year and will be reflected in the rent for the following month.
• Fire insurance: Approx. 9,000-11,000 yen/year. You are required to make a contract directly with the insurance agent.

ex) For a room with a rent of 45,000 yen
– In the case of moving in on the 1st: 95,000 yen
– In the case of a 15-day move-in: 67,500 yen

[Long-term] Handling of deposit when the period of stay is longer than 6 full months.

• When you move out, if there is no stain or damage in your room or common area that needs repair, 10,000 yen will be deducted from the deposit and 20,000 yen will be returned.
• If you are allowed to view the room before the move-out date, we will add 1,000 yen for each visit to the settlement at the time of moving out.

[Short-term] Deposit handling when the period of stay is more than 1 month to less than 6 months.

• Deposit 30,000 yen, fire insurance 9,000-11,000 yen/year is required.
• Deposit is not refundable.
• You are always welcome to visit the apartment for a tour (we will contact you in advance). (We will contact you in advance. No unauthorized entry to the room will be allowed.)

If you do not have a co-signer, the amount of money you have to pay as deposit will be changed,

We do not operate as a guesthouse. Please see below for the list of people who are eligible to stay at the house.

[In case of a shared house]

• 3,500 yen per night
  If more than one person stays in a room, 2,500 yen will be charged for each additional person.

[In the case of a whole house ]

• 7,000 yen per night

Up to 2 persons, each additional person costs 2,500 yen.

If you would like to stay in the guest house style

• Those who are considering to stay in a share house for medium to long term (more than 1 month).
• or a friend. Up to a friend of a friend. (We will confirm the person who introduced you to the share house.)

About moving in with multiple tenants (family or couple)

Please contact us if you are interested in moving in with more than one person,
This depends on the availability of the room and consultation with the share mates who are already living in the room.

For each additional person

• Rent +5,000 yen
• Internet +2,000 yen
• Utility fee x 0.5 person

for each additional person.

About moving in with pets

There may be noises, smells, damage to the room, or allergies of other share mates,
We may be able to allow pets after consulting with you.

• Small animals that can be held in one hand (squirrels, hamsters, birds, etc.): 1,000 yen
• 3,000 yen for a small dog, cat, rabbit, etc. that can be held in your arms.

will be added to the monthly rent.

• If the room is stained with smell : 10,000-150,000 yen
• If there are scratches or stains on the floor or walls: 30,000 yen to 400,000 yen

We may ask you to bear the actual cost of cleaning and maintenance after you move out.
Of course, if the room is clean and well used, we will not charge you at all when you move out.
